I contracted Sunil at Woodline to build a custom home. My experience with Woodline Framing Company was highly unprofessional and frustrating. From the start, Sunil, the contractor, failed to fulfill basic responsibilities. Despite receiving clear instructions multiple times, he printed the WRONG set of construction plans, I had to drop off the correct set despite him having them in his possession, he missed key materials, including a large post and placed expensive orders for incorrectly sized beams, which led to significant delays and additional costs. He assured me that everything was accurate and even copied me on an email to the welder/steel supplier confirming the order, only for me to discover major errors that further stalled the project. Without prior notice or approval, Sunil subcontracted the entire job without disclosing this arrangement upfront. This unexpected subcontracting left me at risk, especially as it became evident that the subcontractors had not been paid. Sunil's approach to managing this project was not only careless but also financially reckless, as he failed to properly manage payments and overcharged me for work that was never completed. Additionally, I communicated to him that I was not to be used as his bank to pay his subcontractors as our agreement had clear milestones. I paid Sunil $23,000 plus taxes, and yet only one-third of the milestone was completed - I agreed, out of good-faith on my part (to pre-pay a milestone that wasn't completed believing he would pay his subcontractors and what he owed them). His lack of accountability and professionalism throughout the project has left me with escalating expenses and significant delays. We both agreed to terminate the contract and that I would work directly with the subcontractors that were doing the work instead. We both agreed to this - only to have him hire a law firm demanding that I pay him the full amount of the contract! What's laughable is that he wouldn't even be entitled to the full amount of the contract given he was subcontracting the whole project and had already been overpaid based on my contract with him - I'm entitled to a refund. Sunil did not know or understand basic framing fundamentals like screwing down posts on a wooden LVL beam. I told Sunil I had spoken to other framers and a builder and you never do that as there's nothing (no thread) to attach the post to the wooden LVL below. Regardless, his solution, was "I do it all the time" - which is a scary thought. Rather than admit he forgot a steel beam, he insisted that I ask my engineer to approve a wooden LVL. This is a nearly 7000 sq ft modern home and he would rather cut corners rather than replace the steel beam which I had to push him to do and fix (his subcontractors were able to swap that out and fix it). My only saving grace was that he agreed to terminate the contract and be out of the picture completely before it cost me more money. I contacted Ramiro after reading all of the amazing reviews from so many satisfied customers. He replied quickly and was so trustworthy and professional. My shower was built 4 years ago and there were very concerning signs. There were cracks in the grout, the caulking was moldy in spots and water had gotten under the tiles on floor and would slowly leak out into the shower area in a couple of spots where the wall meets the floor. Ramiro and his colleague worked diligently to remove all of the old caulking and did a deep disinfecting and cleaning of the entire shower. They sucked out water behind the floor tile and dried the area completely before re-grouting the perimeter of the floor with a high quality matching epoxy grout. The entire shower area including the tiles, fixtures and glass doors were made to look brand new. New caulking was added and the grout was sealed to create a beautiful, leak proof finish. We are so happy with the work done by Ramiro and his partner to do another full shower restoration in our other bathroom. I highly recommend Tigro Tile and Grout Restoration!

Another excellent job by Mike, Michael and crew. They did a partial basement remodel including framing, drywall, electrical, priming of walls and flooring installation of our basement (approximately 1250 sq ft). They also did attic work with installing bathroom vents to the soffit, bathroom fan to our master bathroom and boxing electrical junctions to prepare for blown insulation. They also helped place a support beam for our upstairs balcony to increase safety of the structure. They did a lot of work across our whole home in a timely and professional manner. Mike was able to work with me to coordinate when the insulation crews were going to come in (we had spray foam in the basement and blown in for the attic) and not waste any time between transitions. We've worked with them before and everyone was courteous, respectful of our busy house and kept everything clean after the day was done. They did a decent job of stamped and aggregate concrete for my lawn and backyard. But disappointed with their after work customer service and response. Few cracks showed up, but did nothing about it. Few spots with broken coating, but did nothing about it. When they layer gravel on the sides of the concrete, did not do a proper layering of the black material before putting the gravel, within a year grass started to grow. Wanted to get a proper drain because backyard neighbour raised issue, but did nothing about it. Basically they dont respond to you once they are completed, paid off and gone. Initial contact with Eric was good - he understood it was a small job that we had a budget and would work within it. Due to the very wet spring had to delay the start a couple of times - can't be helped. Charles got his men on-site and the bulk of job has been completed quickly.
