I wanted a contractor who had integrity and wouldn't be short cutting it when I wasn't looking. After seeing Markley Construction do a major reno on a heritage house next door, observing how their trades conducted themselves, and also discussing the project with the neighbor we decided to go ahead with Markley Construction. 30 dump trucks of excavation, 3 full cement trucks to pour a foundation and 80' proper engineered retaining wall, 13' tall standalone studio/suite space constructed with passive hause concepts, all designed and laid out with Japandi vision, were successfully achieved hands-down by Markley Construction. Thomas advocates on behalf of the homeowner like Mohammed Ali (floats like a butterfly stings like a bee) when it comes to all the seen and unseen issues that can arise over a 1.5 year project, e.g. city permits / approvals / inspection issues, material issues, trade issues, weather issues, ANY issues! I had some very specific construction design elements I wanted implemented, specific layout elements, and particular window/door styles (8' wide Euro style french doors, 6' wide 12' tall kitchen window) I had in mind and Thomas pulled it all together exceptionally well! His trades also pull together like pros, keeping the site clean and problem solving, not cutting corners, when the times got tough. I wanted somebody I could trust as I'll be living here long after their gone and I must say Thomas and his crew delivered well above the mark!

I am writing to describe how disappointed we are with the finishing of the rock laying and paving stones in our front yard by Titan Landscaping . Although we were so impressed with how hard Tyson and his crew worked during the terribly rainy weather during the two days they worked on our front yard, we realize now that continuing to excavate, lay down the landscape paper and put the rocks on when the area was flooded and a sea of mud was a very bad idea. We think that Titan Landscaping had not done this type of work before, or they would have realized this. We did a walk around with Tyson a week after the work was completed and said we were very pleased with the work; unfortunately, approximately a month after the work was completed, we returned from a three-week vacation and discovered considerable weed growth in the rock area, especially at the edges, but also right in the middle. This is because in most of the excavated area the paper was flooded with mud and now has a layer of dirt which the weeds are sprouting in, as well as there being no paper laid down or paper badly torn or full of holes in some large areas. Also, the edges were not dug down to below the concrete driveway and curb and not properly anchored, which makes sense since it was flooded. Ive put in at least 6 hours so far, digging down and properly anchoring the paper, laying down more paper as necessary, and scraping off the layer of dirt on top of the paper. I had to purchase landscape paper and anchoring pins to do this. As well, we discovered that a lot of sod was stuffed under the hedge running along the side of our yard, instead of being removed as contracted. I emailed Tyson at Titan Landscaping describing this situation and included pictures, and he responded immediately. He said he would come to the house and properly complete the work. I told him that we were leaving in two weeks on a family trip and would be away for a week, and Tyson assured me he would come before we left. He did not come and he did not call. A week after we had returned, Tyson texted to say he would come that day and do the work he had promised. This time he actually showed up, but all he did was remove a couple of shovelfuls of the discarded sod under the hedge, and sprayed a weed killer where he found weeds. Unfortunately, it was raining heavily that day, so the weed killer had little effect. My husband and I tried negotiating with Tyson about the money and time I spent laying down more landscaping paper and pinning it properly, asking if we could deduct $690 from our final amount owing to cover our expenses and work, but Tyson replied that if we did that, he would charge us for the extra work he put in, including his gas and the weed killer, and totaling more than $1,000. Needless to say, we paid the entire amount due and chalked it up to choosing the wrong people for our job. We hope no one else makes this same mistake by hiring Titan Landscaping.
