General Maintenance & Repairs We handle the day-to-day maintenance and repair work that comes up during ownership, between tenants, or as things naturally wear over time. This commonly includes general repairs and troubleshooting, drywall repair and patching, targeted paint touch-ups and small repaint areas, trim repairs and finish carpentry touch-ups, caulking and sealing, door, lock, hinge, and hardware issues, and minor plumbing or electrical work where permitted—among other common requests. This category is ideal for unknown, evolving, or recurring issues where flexibility matters. If something turns out to be more involved than expected, we flag it early and talk through options before moving forward. Interior & Exterior Improvement Projects We also complete higher-value improvement projects in-house where scope, quality, and pricing can be controlled end-to-end. When licensed plumbing, electrical, or HVAC work is needed, we coordinate it through our network so it’s handled properly and to code. You still deal with one point of contact, but without paying a general contractor premium, coordination fee, or added admin layer. If a licensed trade is required, it’s discussed clearly up front so there are no surprises. Fix-It-or-Forget-It™ Assessment While we’re already on site, many clients choose to have us do a quick walkthrough of the property. This is a practical, surface-level assessment—not a formal home inspection—designed to help you understand what’s worth fixing now, what can wait, what’s cosmetic, and what isn’t worth spending money on. The goal is to help you stay ahead of issues instead of reacting later when problems become more expensive. What matters most is what you need handled.
