Another excellent job by Mike, Michael and crew. They did a partial basement remodel including framing, drywall, electrical, priming of walls and flooring installation of our basement (approximately 1250 sq ft). They also did attic work with installing bathroom vents to the soffit, bathroom fan to our master bathroom and boxing electrical junctions to prepare for blown insulation. They also helped place a support beam for our upstairs balcony to increase safety of the structure. They did a lot of work across our whole home in a timely and professional manner. Mike was able to work with me to coordinate when the insulation crews were going to come in (we had spray foam in the basement and blown in for the attic) and not waste any time between transitions. We've worked with them before and everyone was courteous, respectful of our busy house and kept everything clean after the day was done. I hired PIVOS CONTRACTING, Campbellville, ON in September 2021 to repair damages that had resulted from a flooding in the upper level of my 2-floor condo. My hardwood floors had to be replaced , the ceiling of the lower level had large holes that had to be repaired, and the lower level had to be painted. They quoted me $40,115 + an extra $1,500 for general help guys to move around some of my furniture, as I had moved most of it to a storage facility. His quote didn't include the price of the new hardwood floors, which I have bought by myself. It didn't include painting of any doors in the condo either, as they did not require painting. I PAID ALL WHAT I WAS ASKED FOR, WITHOUT ANY NEGOTIATION, DOWN TO THE LAST PENNY, AND IN A TIMELY MANNER (50% BEFORE THE WORK BEAGAN , 50% RIGHT AFTER IT'S BEEN FINISHED). WHAT I GOT IN RETURN WAS : JACK-OF-ALL-TRADES WORKERS who did everything from floor installation, to dry wall work, to painting, etc. Needless to say, the quality of work was nowhere near what would be expected from a professional hardwood floor installer or a professional dry wall worker or painter. Their work did not meet even the minimum standards, and the final result was: 1. ALL MY NEW HARDWOOD FLOORS (WHICH COSTED ME NEARLY $15,000) WERE SMUDGED WITH THE TOUGH GLUE USED IN THE INSTALLATION. I am not talking about a few spots here and there or even a few dozen spots, but about nearly every square foot of my floors being covered in glue + dust on top of it !!!!! In fact, even the bathroom's ceramic tiles had their share of the damn glue too !!! Repeated attempts by myself and by professional house cleaners failed to remove that stubborn glue off my new floors to any degree. Eventually, I got the brand of the product and called its manufacturer, and asked if they had any solutions. They advised me that the excess glue should have been wiped off the floors instantly at the time of installation, otherwise I should simply forget it !!!!! 2. THE CEILING LOOKED VERY CROOKED, BUMPY, WITH HIGHS AND LOWS ALLOVER RATHER THAN THE PLAIN FLAT SURFACE IT SHOULD BE, as this contractor was too cheap to replace the damaged dry wall panels but rather tried to patch them, and told me that my ceiling will look perfectly fine as such. The actual result was that it looked anything but fine !!! In fact, looking at the garage's ceiling repair that was done by a different contractor, it looked far better than my condo's ceiling !!!! 3. AS FOR THE WALL PAINTING, that was done very carelessly too. I could have done a better job myself !!!! The photos below show the kind of work that has been done in my condo. Upon raising these concerns with the contractor, he was evasive , manipulative, and anything but decent or honest enough to take responsibility for the work his Jack-of-all-trade guys have done. Regarding the glue residue that was left allover my floors, he went thru every possible way to evade responsibility, from pretending he couldn't see it , to acknowledging the problem but claiming it wasn't glue in the first place (!!!!!), to saying that he will send workers to clean it (as a favor) but needs "some space", to asking me to remove all my furniture from the condo again at my expense (costs nearly $5000) so he can do the cleaning etc. etc. of this kind of manipulation. ONE YEAR LATER, he hadn't done anything to at least clean the floors, and that's when I advised him that I will have to hire someone else to do the job that he never finished but he will have to cover the cost. It took me several months to find someone who agreed to take this difficult challenge. The new professional gave me a quote for the job, which I advised this contractor of, but he didn't even bother reply. THE NEW PROFESSIONAL HAD TO CLEAN MY FLOORS MANUALLY, ONE PLANK AT A TIME, WHILE KNEELING ON HIS KNEES, AND INSPECTING FROM DIFFERENT ANGLES. This took him FIVE visits to my home, on two of which he was accompanied by an assistant. When the cleaning job was finally done, approximately 15 months later, he called PIVOS and explained the kind of work that had to be done and the time it took to clean the mess they had left me with. Nevertheless, PIVOS CONTRACTING refused to cover but 50% of the cost of cleaning , and even paid that after weeks of delay !!!!! Looking back at my experience with PIVOS Contracting as a whole, it can be summarized in the following: 1. Sloppy, unprofessional work that could be outdone by amateurs or even hobby workers. 2. Hefty unreasonable prices. This is based on the estimates of honest contractors who assessed my condo; unfortunately they were unavailable to do the work at the time frame it had to be done. 3. Countless hours of my time wasted thanks to manipulation, and silly arguments that did not lead anywhere. 4. Over one full year in delays trying to find a professional who agreed to clean up the epic mess PIVOS Contracting had left me with. During this time my home looked like a zoo or a war zone. This resulted in complete disruption of my life, which took a heavy toll on me, both physically and mentally. 5. I had to pay extra money, on top of the hefty cost I have already paid, to fix their sloppy careless work . BOTTOM LINE, I WOULD NEVER EVER HIRE THIS CONTRACTOR AGAIN OR RECOMMEND HIM, EVEN IF HE OFFERED HIS SERVICES FOR FREE !!!!!!Latest review:Woodline Corp.

I contracted Sunil at Woodline to build a custom home. My experience with Woodline Framing Company was highly unprofessional and frustrating. From the start, Sunil, the contractor, failed to fulfill basic responsibilities. Despite receiving clear instructions multiple times, he printed the WRONG set of construction plans, I had to drop off the correct set despite him having them in his possession, he missed key materials, including a large post and placed expensive orders for incorrectly sized beams, which led to significant delays and additional costs. He assured me that everything was accurate and even copied me on an email to the welder/steel supplier confirming the order, only for me to discover major errors that further stalled the project. Without prior notice or approval, Sunil subcontracted the entire job without disclosing this arrangement upfront. This unexpected subcontracting left me at risk, especially as it became evident that the subcontractors had not been paid. Sunil's approach to managing this project was not only careless but also financially reckless, as he failed to properly manage payments and overcharged me for work that was never completed. Additionally, I communicated to him that I was not to be used as his bank to pay his subcontractors as our agreement had clear milestones. I paid Sunil $23,000 plus taxes, and yet only one-third of the milestone was completed - I agreed, out of good-faith on my part (to pre-pay a milestone that wasn't completed believing he would pay his subcontractors and what he owed them). His lack of accountability and professionalism throughout the project has left me with escalating expenses and significant delays. We both agreed to terminate the contract and that I would work directly with the subcontractors that were doing the work instead. We both agreed to this - only to have him hire a law firm demanding that I pay him the full amount of the contract! What's laughable is that he wouldn't even be entitled to the full amount of the contract given he was subcontracting the whole project and had already been overpaid based on my contract with him - I'm entitled to a refund. Sunil did not know or understand basic framing fundamentals like screwing down posts on a wooden LVL beam. I told Sunil I had spoken to other framers and a builder and you never do that as there's nothing (no thread) to attach the post to the wooden LVL below. Regardless, his solution, was "I do it all the time" - which is a scary thought. Rather than admit he forgot a steel beam, he insisted that I ask my engineer to approve a wooden LVL. This is a nearly 7000 sq ft modern home and he would rather cut corners rather than replace the steel beam which I had to push him to do and fix (his subcontractors were able to swap that out and fix it). My only saving grace was that he agreed to terminate the contract and be out of the picture completely before it cost me more money. My wife and I chose Eminent Developments to finish our basement. We cannot explain how helpful, resourceful, and efficient Eminent has been. We worked with Shoaib and Kash (mainly Shoaib as the Project Manager for the day-to-day work). Shoaib and his tradesmen are skillful, kind, and time efficient. Shoaib is very communicative and has a good eye for design. He was quick to respond while both completing the basement and for warranty issues after it was done. We have shown our basement to neighbours, friends, and family and all have been impressed with their work. If I need further work done on my home in the future I will be calling Eminent Developments.
