My wife and I chose Eminent Developments to finish our basement. We cannot explain how helpful, resourceful, and efficient Eminent has been. We worked with Shoaib and Kash (mainly Shoaib as the Project Manager for the day-to-day work). Shoaib and his tradesmen are skillful, kind, and time efficient. Shoaib is very communicative and has a good eye for design. He was quick to respond while both completing the basement and for warranty issues after it was done. We have shown our basement to neighbours, friends, and family and all have been impressed with their work. If I need further work done on my home in the future I will be calling Eminent Developments.

WOODLINE Corporation has been established and registered since 2015 as a Custom Framing Company. I contracted Sunil at Woodline to build a custom home. My experience with Woodline Framing Company was highly unprofessional and frustrating. From the start, Sunil, the contractor, failed to fulfill basic responsibilities. Despite receiving clear instructions multiple times, he printed the WRONG set of construction plans, I had to drop off the correct set despite him having them in his possession, he missed key materials, including a large post and placed expensive orders for incorrectly sized beams, which led to significant delays and additional costs. He assured me that everything was accurate and even copied me on an email to the welder/steel supplier confirming the order, only for me to discover major errors that further stalled the project. Without prior notice or approval, Sunil subcontracted the entire job without disclosing this arrangement upfront. This unexpected subcontracting left me at risk, especially as it became evident that the subcontractors had not been paid. Sunil's approach to managing this project was not only careless but also financially reckless, as he failed to properly manage payments and overcharged me for work that was never completed. Additionally, I communicated to him that I was not to be used as his bank to pay his subcontractors as our agreement had clear milestones. I paid Sunil $23,000 plus taxes, and yet only one-third of the milestone was completed - I agreed, out of good-faith on my part (to pre-pay a milestone that wasn't completed believing he would pay his subcontractors and what he owed them). His lack of accountability and professionalism throughout the project has left me with escalating expenses and significant delays. We both agreed to terminate the contract and that I would work directly with the subcontractors that were doing the work instead. We both agreed to this - only to have him hire a law firm demanding that I pay him the full amount of the contract! What's laughable is that he wouldn't even be entitled to the full amount of the contract given he was subcontracting the whole project and had already been overpaid based on my contract with him - I'm entitled to a refund. Sunil did not know or understand basic framing fundamentals like screwing down posts on a wooden LVL beam. I told Sunil I had spoken to other framers and a builder and you never do that as there's nothing (no thread) to attach the post to the wooden LVL below. Regardless, his solution, was "I do it all the time" - which is a scary thought. Rather than admit he forgot a steel beam, he insisted that I ask my engineer to approve a wooden LVL. This is a nearly 7000 sq ft modern home and he would rather cut corners rather than replace the steel beam which I had to push him to do and fix (his subcontractors were able to swap that out and fix it). My only saving grace was that he agreed to terminate the contract and be out of the picture completely before it cost me more money. Our project involved stripping our 2-room attic space down to the studs to build a dormer extension with a bathroom, and redo a bedroom, optimizing every inch of space. In executing the work, Nathanael and his team took the time to reinforce studs, beams and joists, taking the time and effort to attend to the subfloor to prevent creaky floors. From structural work, to HVAC/insulation, to the last finishes, no short cuts were ever taken - we truly felt Nathanael and his team cared about the project as though it was their own house. We were looking for a provider to make and install oak treads on our stairs. Jose from VDR worked with us to fully understand our needs. During our visit I mentioned that we were replacing about 900 sq ft of carpeted floors on our second level with hardwood and he mentioned that VDR also did hardwood floor installation. We hired VDR for both jobs. Their pricing was fair and competitive and and we were provided with a detailed statement work. Hardwood installation was completed in 2 days and completed about a week after agreeing to work with VDR. The stairs included new oak treads and risers. In total, the work took 4 days - the first day to remove the carpet, tackboard and staples and to measure the existing treads (the treads are not all the same size and some are angled) and then 3 days to install the new treads once they'd been manufactured and stained. We are very happy with the end result.
