Mike and the L and S Services team added a BBQ area off our existing patio, removed a long downspout and replaced it with a proper French Drain. The rain water now flows directly into the garden bed instead of washing over the patio. Our ideas came together to create a cozy area for BBQ and entertaining. Cedar panels with metal tree design inserts became privacy screens for 2 open view areas in our yard. They are beautiful points of interest for us and the families who face them from their homes. Mike's attention to detail came through with his selection of a white oak slab he used for the shelf in the BBQ space. We are extremely happy with L and S and will ask them back for more projects. JB

This was a bit of a complex job as Nelio had to price it before he could see under the floor as to what-all needed to be done with a sagging foundation. Once the demo started, Nelio put together a plan that was smart and economical. He, Keith and their apprentice were there every day and the job was done when he said it would be done. I'm left with exactly what I wanted, a very strong, sturdy foundation and a whole new room. It looks amazing. Nelio and Keith were very professional and gave me more than I asked for. Any job I have in the future is going to this company. They are honest, do very professional work and go above and beyond to make the customer happy. They cleaned up very well after the job was done. After acquiring a lot in the Greater Toronto Area as a first time home buyer, I began searching for an affordable and reputable builder. With architectural drawings and permits in hand, I found Pavel, Melika, and the team at Novacon and couldnt have been happier. Not only did their full quote and estimate for the project come in with a more competitive price than other builders I consulted with, it also contained more inclusions. No less, they were great people upon meeting. The process throughout was smooth and seamless and Im extremely satisfied with the end result! The outcome was as I had imagined, if not better. The communication was great from conception to completion and I appreciate all of the guidance along the way. I was involved where I needed to be and able to provide my ideas and input, without being overwhelmed by complexity, technical details, and the sheer volume of options available. Credit to Melika for taking the lead on the fine design and bringing my vision to life, while empowering me to make some critical choices over the journey. A project of this size and scope of course faced challenges along the way. While these were primarily due to external circumstances, Pavel and team were responsive and attentive and helped navigate these circumstances with professionalism. I also have to give credit to Yvon and the team on-site for their diligence and all around workmanship. I can appreciate the effort and attention to detail put into the work and look forward to enjoying this beautiful home for many years to come. My only regret is not finding Pavel and Novacon slightly earlier in the process, in order to experience the full design-build experience from end-to-end. Overall, the company provided the qualified service. The team are very friendly and transparent to give some advise for a better project plan prior to starting the work. the word was done within the expected days. 2 days for driveway 1 days for the 5-steps stairs 1/2 day for replacing the SODs. clean up all the trash and the subject surface. several points here, the SODs was not enough on the day for both back and front yard. it had been waited for another week to completed it. the SOD was not paved closed enough. team gave me 2 SODs for free and I fixed all the gaps. the fertile soil and grass free sheet were not paved before SODs were installed. Maybe it is normal for the techniques. Not sure, I dont have such experience. Overall, I would recommend this team for paving the landscape, but slight less for grassland project. We had a wooden deck in the past. Every other year we had to sand and stain it before summer coming. It was very big burden for us. Luckily, we made a big decision to replace the deck with PVC. Xiaosun finished this project in a very timely manner and within an appropriate budget.
