I’m sorry that you found some of the inspection disappointing. Thank you for giving us a 4 star review. Now lets talk about your issues.
1. During the inspection when we spoke about the security system we told you that home inspectors do not inspect home security systems. If we test a home security system the police come and sometimes also the fire department, this has happened during one of our inspections in the past when a buyer pushed buttons on the security panel, it takes a long time to sort this out with the police because they do not just take your word that we have permission to be in the home. Anyway, we spoke about this in length during the inspection, so we did not ‘skip it”, we purposefully did not inspect it and you were told that at the time.
2. The ice maker was turned off at the time of the inspection by the sellers, in the report and during the inspection we spoke about this, an ice machine takes time to make ice and that is why we send ahead instructions for the homeowner to ensure ice machines, fireplaces etc are all turned on prior to the inspection. A home buyer also needs to take some responsibility to learn how the appliances in the home function, for example we do not show you how all of the settings on the clothes washing machine work either.
3. Water is run at every sink for 45-75 minutes during the inspection, we do our best to make plumbing pipes leak by running a lot of water for a long time, unfortunately sometimes a leak does not show itself during that heavy usage. If you would have contacted us when you found this leak we likely would have helped you fix the leak. The dishwasher is also run during the inspection but we do not bring in dirty dishes to make sure it is doing a good job, we run a cycle and make sure the door is sealed properly and is not leaking.
4. As discussed during the inspection and in the report, home inspectors do not test irrigation systems. A leak in an irrigation system is usually underground and therefore not visible. The system also may have been turned off by the homeowner and not turned on for the season yet. Most systems we have seen this year so far have not been turned on. I have personally installed my own irrigation system and my neighbors so I fully understand how complex testing it would be, it can be extremely difficult to even locate all of the sprinkler heads.
