    New Home in Redstone - Red Stone Boulevard

    Worst builder to deal with in Redstone community and specially their houses on Red Sky Way and Red Stone Boulevard. Cheap contractor and materials used, like door knobs(freezes in winter- you can not even function them), insufficient insulation(builder cost cutting cheap techniques) , water pipe noises in whole house from washroom’s and sinks, when half washroom exhaust fan turned on you feel noise and vibration on master bedroom. Even partywall between neighbors- you can hear each other’s noise clearly. Misleading practices initially and once you get possession you will realize many problems with home, like vibration on main flooring from below HRV and Furnace, they have identified problem but will not resolve it for some reason and will give you long explanations. You get days off from work for each apartments for contractors to identify issues and same thing happens again and again, all you will hear from servicing team is – Its common with homes and it is as per Alberta’s code. **Worst thing is they even do not have document signed by owners of exterior colors and will paint any color you want after possession of spec homes and will tell you it was discussed**. To buy new built or spec homes from Trico is wasting your money, time and whole year’s vacation time from work after their contractors for appointments and going over all problems of home and coming up with no solution at the end. Worst woks done by wm Schmidt for plumbing and heating(contracted by Trico). At the end they will send you email asking you to contact Alberta’s New home warranty for further assistance. HARD STOP for REDSTONE TRICO HOME’s. I will appreciate instead of responding below working on issues servicing is aware of and fooling people who are stuck with Trico home as a major mistake of lives.

We have built several homes in the community Redstone and our current Avid Rating Customer Satisfaction score for the question "Would You Recommend Trico Homes to Your Family & Friends" is 91.8% Trico only contracts reputable trade contractors who have proven to be the best in our industry. We hold their products, services and quality to the highest standards and inspect their work daily. WM Schmidt has worked with Trico Homes for 20 years and we have not received this type of feedback. I have looked into each and every concern with the warranty team and they assured me that all concerns were inspected and if repairs were necessary the work was completed in a timely manner. When purchasing a duplex we cannot guarantee that noise from the neighboring side will not be heard. Lifestyle, family size, and other factors contribute to the noise levels. Trico Homes is required to meet the City of Calgary building codes when building duplexes. They have guidelines for sound barrier and the city inspector conducts an inspection at framing, insulation and drywall stage to ensure the codes have been reached. At each inspection the code requirements were met and the City of Calgary issued the occupancy permit. I'm very sorry to hear that you are not happy with your home.     54 Riviera View

    Bought the ex Showhome in Cochrane on the Bow River and our family have been so happy with the home, we expected some settling in things but have been surprised everything worked as stated and the home has exceeded our expectations. Both Kelsey and Matthew were stars in the Sales office, and Nena from the after home warranty service has been excellent. I highly recommend the company.

    Viridian condo

    My wife and I are very happy with our new condo. The manager of the condo sales office was very nice. Mr Darren and Miss Nena were very helpful during our first time walk through the condo as well as following ups. The management company is very accountable.

    New Build

    Adam, Jordan, Ted were great! The warm welcome and accomodating environment led me to finally settle a new build in Nolan Hill. The end product turned out to be immaculate. I am very pleased!

    Workmanship

    There are still some issues pertaining to concrete work and grading of the lot surrounding. I don't understand how the grading certificate has been issued for my residential property. My basement slab on grade has very thick cracks. Jake from TRICO visited the house after scheduled 3 months and he said he will wait until the crack is more thickened. My front entrance concrete walkways have settled because there is no compacted soils/crushed gravel underneath it and there are more than 6 inches of void space under the concrete walkways. This is a workmanship issue and they said it is not a warranty item. I took the possession on November 15, when everything was covered by snow and this year winter and snow continued until May. My neighbour's right of way grading (house, also by TRICO) is so poor that groundwater/surface water has been draining towards my basement wall/footings. No inspection of grading was conducted with me since the area was covered by snow at the time of possession. I am also questioning the grading certificate issued to my lot.

They advised that Jake (Service Technician) was at your home to view your concerns. Ground settlement is very common in new construction. When building a home the ground is disturbed because of digging the foundation and coring driveways/sidewalks. All side walks have crushed gravel and are compacted. Unfortunately, settlement cannot be avoided 100%. Trico follows the Government of Alberta Warranty and settlement is not covered under the warranty; nor is it a workmanship issue. With that said; Trico goes above the warranty and offers our customers a one time drop off of loam. Our excavators will deliver and drop off any amount you would like. Jake advised that in viewing the settlement it was a normal amount when comparing to other homes. At this time of year it's important that melting snow and water is directed away from the home. When you complete the installation of grass/landscaping you will need to ensure the slope of the grade is directed away from the home. The grading certificate was issued by a licensed surveyor. I can confirm the grade certificate was completed prior to possession and all grades were met. With that said; settlement can alter the grade slightly. Regarding your concrete...It's not uncommon to have cracks in concrete. Under the warranty, Jake will fill those cracks at the one year inspection. The cracking does not affect the integrity of the slab in anyway. I want to assure you that we are fully committed to working with you.     Our dream home

    Trico homes has been great to work with. They are very knowledgable about their homes and have helped us to get our dream home. The home designs are beautiful and we are so happy to have chosen them. They have finished our project early than they promised. We would definietly recommend them to friends.

    Legacy Duplex

    We purchased the Lynden front attached garage in legacy. We had been looking at other new builds but the Lynden model was our favourite. Every step of the building process went smooth and all the Trico staff that helps us were great.

    Spec Home - Trico Duples

    Purchased a Trico front garage duplex as a spec unit. Was in process early enough that Trico team was open to changes. They helped us with advice and information and we were able to put together everything we wanted and did not feel that we over spent. The team was very good with answering all our questions and keeping us informed during all the steps along the way. We did have some commitments that kept us from taking full possession on the scheduled day and they worked with us to make sure we had a smooth transition. Lots of information provided before, during and now after possession. We would definitely recommend Trico for anyone's house buying needs.

    New house in Nolan Hill

    We were looking for a new house for some time and then we saw the Winston model with Trico. We loved the open space concept. During the process, Jorden and Sarah were awesome. There were some minor issues with the final delivery but the Warranty team is taking care of it.

    Nolan Hill Home

    The value we got for our dollar is great. The quality of craftsmanship was also quite good. Our home was built in a very timely fashion and we were included in as many decision making opportunities as one could hope. The salesperson, however, did not elaborate on our options for upgrading, losing out on the opportunity to upsell and increase profit, and leaving us with some remorse on not going for options we didn’t know we had (I.e. insulating above the garage, broadening windows, medicine cabinet on the main bathroom). A major miscommunication with the design rep also left us with the countertop edges we didn’t choose. They rectified the issue by having the granite grinders shape it after installation, unfortunately they couldn’t get the machine into certain spots. Overall, we love our home, but feel the planning stage could have been more thorough.
