My fiancée and I got referred to Allan by some work colleagues. Having a technical background and having burned once with bad realtors, I had thoroughly interviewed Allan on his way of home inspection. I wanted to make sure that its not just fluff talk and he knows what he is saying. Needless to say, I hired him for the job. Allan got there about 15 minutes ahead of time. I expect punctuality when making appointments and this was a good sign. I confessed that this is our first home and we are on a tight budget and want to make sure that we are not getting into a money pit for a house. Allan made sure before he started he explained to us his process of inspection starting from outside and overall educating us on how to select a house. He also told us to stick with him at all times as we had other family members seeing the house at the same time. We wanted to make sure we don’t miss any details. I also appreciate Allan explain everything in simplistic terms to my fiancée. He was extremely thorough, caught up to stuff that even my realtor and a contractor missed! Just with the inspection of outside, we already found essential expenditures to approximate $15,000!! (windows, steps, gradient, cracks in foundation, garage doors, unsafe shelving unit on the truss beams of garage, leaky troughs, etc). He pointed out bad workmanship by the seller, quick fixes and problems that we would face within the year. To show what exactly was the problem (missing steel support on basement windows), he actually took us across the street to show another house. Next up, we moved indoors and went straight to basement. He checked electrical box, and found violation of ESA. We checked the furnace (corrosion) and A/C. And we went found sockets with no grounding. The essential cost expenditures kept on building..! With thermal camera, we went around finding areas missing insulation behind drywall. The last straw was when Allan forced his way to the attic (seller painted over it and sealed it) and found about 20% of plywood surface covered with mold. We didn’t even think about this because, we saw the roof shingles were fairly new (4 years) so figured the attic would be alright. Throughout the whole inspection(lasted ~3 hrs), he made sure we were engaged in conversation and when he saw we were stressing, told us that we can do these checks ourselves for the next house we search. All in all approx. $35-45,000 in essential cost required!!. This was more than what we were ready to work on and once I got the report (within 4 hrs of inspection), I called my realtor to prepare the release for the house. Alan was very helpful in explaining details related to the structure of the home and pointing out helpful tips for maintenance. His inspection and advice was extremely beneficial to new homebuyers. I was very pleased with AllMax home inspector. I contacted them just before Christmas and was surprised at how quick they were to respond! They totally accommodated my scheduled. The onsite inspection was informative and educational. The home inspector, Alan, was patient and knowledgeable not to mention thorough. Alan provided an inspection of our entire house. He carefully examined both the external and internal parts of our home and he took the time to explain and answer all of our questions. I appreciated the fact that he wanted me to see things firsthand (i.e. insulation in the attic, switchboard, etc.). We also were glad to have seen the thermal images so that we could have a better understanding of how effective our heating is within the entire house. Alan was also very resourceful and we would definitely use him again if and when we need another home inspection. Thank you Alan.
