I booked a home inspection as a condition of closing a purchase on a detached home.
4 Sight Inspections
Pros
- ease of booking (perfect - simple)
- time accommodation (perfect - next day)
- punctual (perfect - arrived before I did)
- inspection (perfect - very thorough)
- explanation (perfect - very clear, he was very knowledgeable)
- experience (perfect)
- mannerism (great)
- accessibility (perfect - gave me all the time I wanted, and as much discussions after inspection)
- time to get report (perfect - same day)
Cons:
Previous inspections I've seen had
- a 1 page summary of '911' items (verses scanning a 10+ page summary for 'Immediate Repair' notes). I want a single (high level list) page of urgent issues eg Red Alert, Medium, Low, can be done in next 5 years; then a lengthier summary, then very detailed.
- Estimated costs for all the found items - even at +/- 50% (verses a link for generic estimated costs of all possible repair vs range estimate specifically for my situation)
Summary:
I absolutely reco them.
And here is the best comment one can make: I have a copy of the Jan 2018 Home inspect when current owners bought - the Knob & Tube Chris found the 2018 did not. Chris' inspection was 100% more thorough than this other one (proof you get what you pay for and critical you get the best)
So yes, they cost more BUT you are buying a very costly purchase and you need to know as much as possible, and trust that information. It is a well worth investment to get a highly regarded, respected, and most important, knowledgeable firm to do this work and I will say 4 Sight Inspections is that and more.
