    1. A Water leak in the basement near the kitchen and water is dripping down to the floor. 2. Upstairs - Fridge not dispensing water or cubed or crushed ice and fridge appears to be leaking, this fridge is not in good working order. 3. Living room chandelier light fixture is not working 4. Main bathroom second floor light fixture fourth light socket is not working 5. No hot water coming from the kitchen or washroom faucets, for some reason the hot water is not working 6. Screen door is not locking and the mesh is undone, the door lock is not working 7. Bedroom number 2, window crank is unhinged and not working 8. Primary bedroom window crank is unhinged and not working 9. The main floor window crank is unhinged and not working 10. Missing pot light in basement ceiling and the light is not working 11. Holes were found in the wall from a removed fixture

    Hello, your inspection was performed in January 2024, so your review is about 1.5 years later. For the appliances, the agreement that was signed says to let the inspector know you want the appliances tested because they are not included by default. Hot water is always checked, and we can assure you it was fully functional at the time of inspection unless otherwise documented. For the water leak, we always use thermal imaging throughout the property before and after running all the water fixtures in the home to specifically check for any leaks that may be happening through the floor. Upon reviewing the report, there appears to have been no evidence of a leak at the time of inspection. If a deficiency is purely cosmetic, we would not document it. Unfortunately there will always be times that issues arise after the inspection and that does not mean that they were missed. I don't have room to address every item you mentioned in this reply, please give us a call to discuss it further.

    Home inspection: Condo; 1,000 - 1,500 sq ft
    Cameron was fast, communicative and very clear! He was able to do the job within days of the request and finished everything. He even brought a small vacuum to ensure no dust was left after opening vents and such. Highly recommend!

    Home inspection: Detached house; 2,000 - 2,500 sq ft
    I bought a new house and been the first time home buyer as a new experience for home inspection, we were so pleased with all information and every details provided by Cameron. He helped us understand every small small details to what, how and when is so useful information. We are really happy that we got him to inspect our new house and many thanks to him to help ease our mind in making decision to our first big step for new home. Thanks Cameron.

    First Time Home Buyer Inspection

    As a first-time homebuyer, I couldnt have asked for a better experience with Cameron. He was incredibly helpful, taking the time to explain everything I needed to know as someone who has never owned a home before. His explanations were clear and easy to understand, and he went above and beyond to make me feel confident about the process. The inspection report was thorough, detailed, and even included helpful links and explanations, which is a nice bonus.     Great home inspection and highly recommend

    Pre-purchase home inspection by Cameron

    We ordered home inspection for a detached house we are planning on purchasing. Inspector Cameron was really nice, knowledgeable and ready to explain any of his actions or things he noticed, as well as answer any of our questions. As first time home buyers we didnt know much on what things are most important to focus on and Cameron covered a lot of things in just about 2.5-3h timeframe. Based on Camerons findings, we were able to negotiate with the seller and reduce price of the offer by 15k, since he found some areas that will cost about this amount to fix. Apart from major things he also noted a lot of small cosmetic things that require fixing, and we can use it as a nice checklist before we move in! Despite saying on the website that they usually dont check appliances, Cameron checked dishwasher, fridge, stove for us as well. He opened all the taps and kept it running for couple of minutes before scanning walls with thermal camera. A lot of different things in these 3 hours. Highly recommend!
