    First Home Inspection

    Michael did an absolutely fantastic job on the home inspection. He was professional, knowledgeable and thorough. He took the time to point out everything he found and discuss each defect. Minor things we documented thoroughly in the report, but didn't waste time explaining (Which was great). He even documented all the serial numbers of all our appliances for us. I will recommend Michael to all my friends in the future.

    Excellent customer service

    Chris is incredibly knowledgeable and thorough with his inspections. He is very detailed with his work. He truly works hard to find all hidden foreseeable expenses that may occur. He has a trained eye. I highly recommend Chris and I will use him again. The best customer service I have ever received from a home inspector.

    Home Inspection

    Michael was extremely knowledgeable, efficient, and provides a high quality professional service. He is also extremely friendly and will answer all your questions plus also give you advice that every home owner needs to know.     Very Efficient Home Inspection

    Michael was very thorough with his inspection and was able to find even the smallest of defects. He provided detailed explanation for all my queries. A detailed report was provided within a few hours after the inspection was completed.

    Home inspection

    Chris came for a house inspection for my newly built townhouse. He was very thorough and explained many things. I wouldn't expect major deficiencies on a newly built property but he pointed out various cosmetics flaws that can be fixed. The report he quickly sent afterwards was quite detailed as well. Thank you Chris!

    Excellent Service!

    Outstanding service. Michael is very thorough and detail orientated. He was very efficient in finishing the work around the house and turning around a very thoughtful report in few hours.

    Home Inspection done right

    Extremely knowledgeable and thorough. Amazing report provided just 2 hours after inspection. Inspection took approx 90 minutes. Would and will recommend to everyone requiring a home inspection. Very happy and impressed!

    House Inspection

    As a first-time home buyer, I greatly appreciated Chris’ patience with my multiple questions. He was able to explain what he was doing, looking for, and seeing in a way that I could easily understand. He was polite, wore a face mask and gloves (for COVID-19), and it was easy to see that he is an expert in his field. At the end of the inspection, he gave me his honest opinion about the house, which I really appreciated. I received the incredibly detailed report on the same day as the inspection.

    Pre-purchase home inspection

    We made an offer on a detached home in Mississauga with a 5-day inspection condition. Mike was professional and personally answered all client phone calls. The inspection lasted about 2 hours and Mike had a custom app that allowed him to take pictures and notes as he was doing the inspection, we were able to get the report almost immediately after the inspection. Several issues identified by the inspection would have been quite costly to repair. I brought a contractor at the inspection appointment as well and the contractor was able to give us a quote on the cost and feasibility of the repairs. Mike was available to answer my follow-up questions. The only things to be aware of (which I wish I had known) was that Mike's inspection does not include going onto the roof to inspect it (no equipment to do that and out of safety concerns), only the portions visible from the ground are inspected from the ground. Had I known, I would have arranged for roofers to go up there to inspect the roof but I had no time left at that point. In addition, the HRV (aka air exchanger, heat exchanger) attached to the HVAC is not included in the inspection and we found out after moving in that our HRV was defective (1500-2700$ to replace). When I contacted Mike about it, he said it was not included because it is not a critical component of the house. I guess you could say that it is not critical but I think a lot of people would consider this to be part of the HVAC system inspection just like the AC and I was a little disappointed that this was skipped as it would have only required turning the HRV on/off with a switch to find out whether it was functioning or not (in our case, it was not running at all even when you switch it on and easy to pick up). Overall the inspection still gave us peace of mind about the general condition of the house, Mike was knowledgeable and the inspection saved us a couple of thousands of dollars. Mike also charges a reasonable price.

I would just note that the working at heights regulations in Ontario are very strict and we always have to think of safety, which, can often mean we will not go onto the roof. If it is too high or steep it is not safe to do so. As for the HRV unit these are not a required item in a home just as a humidifier is not required and they do not exist in the majority of homes. We are there to make sure that all necessary (critical) items are in good condition, furnace, structure, electrical, plumbing, windows, doors, appliances etc. I am sorry this particular item is not operating for you, however, even if tested it may have worked at the time of the inspection then failed afterwards.     Really thorough inspection

    Chris was super knowledgeable and thorough, and took the time to educate us on what he was seeing. He also ensured to take time to answer all of our questions. The report we received went through everything and included recommended actions and the timeframes for doing so. It also explained how all the problems could occur and what further issues could be caused by them. The only star I took off is because we found vermiculite and we were told we would have to bring in another person to get a sample for outside testing. According to our agent, some inspectors are able to do that themselves, so that was a bit inconvenient, however, it turned out there was a previous inspection done, so it wasn't required. Would definitely recommend to a friend, especially for Chris' knowledge and the report which is more thorough than any other I've ever seen.

    Every home inspection should be thorough. It is a big investment and I want you to have all the important information needed to make the right decision. A home inspection also should provide regular maintenance information so that regular upkeep can be done so you can maintain the home. In regard to the vermiculite found, as a home inspector I can't remove anything from the home for liability reasons. Generally not recommended without homeowners permission.
