    Home Inspection

    Michael Mischke is very competent home inspector. I have used his services on few occasions and never been disappointed. Mike has all the right tools to do the proper inspection and his report is very detailed and informative. Rob Chaine who was also present during the last home inspection is equally competent. I would not hesitate to refer mike and Rob to my friends and family. Thank you Mike !

    2500sqft home inspection

    My wife and I put an offer in on a house on a Tuesday evening. It included a home inspection clause, and the seller's were insistent that we do it the very next day. I found 4Sight on Homestars and give them a call immediately, and got the inspection scheduled for 2pm the next day. Steve showed up early and went to work on a VERY in depth inspection, including: * Close to an hour outside inspecting the foundation, vents, downspouts, and eavestroughs * Significant amount of time in the basement checking the furnance, electrical, hot water tank, and exposed structure. * Water pressure checks * Attic inspection * Thermal imaging * Much more than I can't recall He found many minor issues (old caulking, old windows, low water pressure upstairs), but the most important thing was the small amount of missing shingles on a peak of the roof. After looking around the attic he discovered that a small amount of water had penetrated, and that some shingles, and possibly some sheathing. He used thermal imaging to check whether water had gotten down past the insulation (it had not). A small amount of mold was found as well, and gave me advice on both how to deal with making sure the roof was fixed before closing, and how to keep an eye on the mold (it was such a small amount, not worth removing unless it grows). The report was delivered as a PDF the same day as the inspection, and included many pictures showing the potential problem areas. EDIT a few months after closing on the house: I'm a bit disappointed that the extent of the issues with the roof were not found. We had the mold removed recently, and they told us there was still a leak. When we had a roofer in, he discovered that the shingles were barely held down at all - only about the first 1/5th of them. This means they could essentially flap in the wind, and water could easily get in during high winds. Due to this, I need to downgrade my review.

    Response to .... EDIT a few months after closing ..... Ben, Thank you again for your feed back. Home Inspectors are no different than family physicians, we are generalists, we can only report on what our 5 senses may tell us. A family doctor may recommend that their patient see a specialist thus determining the cause of the problem. Home Inspectors like Doctors get the ball rolling, in most cases the specialist will discover things outside a typical examination. The evidence and clues that we presented on site and in the 82 page report was very clear that the home had roofing issues. The very 1st page of the summary section, we reported on Leaking. This was captured by a photo showing missing shingles at the roof transition outer ridge, and by another photo in the attic showing water stains in that location of the missing shingles. We also reported on and photographed suspect mold in various locations in the attic. We were very clear in the report that the probability of leakage was high and that a qualified roofer be consulted immediately. We would not have been able to determine how well the shingles were fastened as we indicated in the report that the roof was inspected from the ground because of (Lack of access (too high/steep)). If you choose to, please consider adjusting your rating. Origonal Response - Thank you very much for your review, others reading this will benefit for sure. A Thorough inspection comes from years of experience and a methodology of refined practice. I use a search and rescue approach to my inspections as you had witness during the inspection.     Pre-purchase house inspection.

    Michael came to my house to do an inspection. I was very pleased with his service.He answered any questions I had about the house in detail. I would highly recommend him to my friends.

    Condo inspection

    Michael was on time and professional for the condo inspection. He was very thorough and did a good job. The inspection was scheduled for an hour, but because (luckily) there wasn't anything wrong with the condo it took a lot less time then that. Payment through debit was quick and easy. Also, the report is emailed shortly after the inspection. I would recommend him.

    home inspection of old home

    I would not recommend this company. They did my home inspection in July '15, and missed major structural and water/moisture issues. After contacting the company, they said their job is only visual inspection. I can tell you they don't know what they are doing and it's now costing me over $200,000 in repairs. To add, they missed very obvious sign which were not hidden or obstructed by objects. For example, there was a Landry vent sticking out of from drain clear out. This was a sign to be questioned. They also missed obvious sign for floor sinking, which was obvious by horizontal floor stud being separate by a 5" gap, an the vertical studs seen suspended in air, with a 5" gap to base stud. Trust me they don't know what they are doing! I am suffering from their incompetence an negligence.

    Saif, sorry to hear you are having difficulties. I remember speaking with you not too long ago and you did not mention major structural issues or $200k in repairs. I have once again gone over your report and there are multiple ares noted with cracks in the structure as well as notes on possible water penetration and past leaks. These are all in the report and show a requirement for repair or further evaluation. Yes, a home inspection is just a visual inspection but we use signs from around the home that would indicate there is a possible problem and make notes on these items. We also use thermal imaging and other high tech devices to help us find problems. With this information you can make an informed decision to buy the home or not. With everything in the report you chose to buy the home and the problems that came with it. I did my job and noted everything as I always do for every client. I do wish you all the bestime.     Home inspection

    Michael is a superb home inspector, who came to us from a very positive recommendation. He encouraged me to ask detailed questions (even stupid questions) during the inspection - which took 3 hours to complete. He also went right up into the attic and crawled the entire length of it - which was way beyond what I expected. He talks through the issues which he is seeing and gives his opinion as if it were him buying the place. He was able to ballpark quote what it might cost to repair the place, which I found very helpful.

    Home inspection

    We needed a quality home inspection fast and we got it! Michael was able to come on a Sunday in flurries and freezing temperatures to give us a thorough but efficient home inspection. This was a big factor in easing our minds that we were making the right decision in purchasing this house. Thanks so much!

    Real Estate Investor

    I have used Steve Blaney as a home inspector for four different investment properties since 2013.     Pre-Purchase Home Inspection

    Mike and Rob were able to come on fairly short notice and were very thorough in their review. They encouraged me to tag along and explained all the issues in detail. I thought the house stood up fairly well and was a bit surprised when the report came in at over 100 pages, but for every issue identified there was some educational material and it's really quite an efficient read. If we do go ahead with this house, I'm sure I'll take up the offer to talk through some of the findings in more detail down the road.

    Excellent house inspection.

    Rob help us inspected a 40 years old property which we were considering buying. He arrived on site early and before our agent arrived, he wasted no time and started inspecting the outside of the house. He is very methodical and thorough in documenting all the deficiencies that he could find and educate us about them at the same time. We definitely learned a great deal and as the result of him pointing out various issues, we have potentially save more than $20k of repairs or necessary upgrades. He also pointed out mold issue which we were totally unaware of. The only thing I found slightly lacking was in documentation in that some of the old appliances in this property were not documented and some defects were duplicated in the documentation. Overall the documentation is very detailed and informative. I will definitely use 4sight inspection in the future and recommend to others. Cheers, Charles
